What are the cancellation and change conditions?+
All bookings are non-refundable and non-changeable. Cancellations, no-shows, early departures and unused nights are not eligible for a refund.
What time are check-in and check-out?+
Check-in is from 2:00 PM and check-out is by 12:00 noon. Reception is available 24 hours.
Does the hotel have a swimming pool?+
No. New Breakers is designed as an affordable, comfortable Rawai base rather than a full-service resort.
Can you swim at Rawai Beach?+
Rawai Beach is best for waterfront walks, seafood and long-tail boat trips. Nai Harn is the nearest popular swimming beach.
How many people can stay in a room?+
Deluxe Rooms, Deluxe Garden Rooms and Superior Rooms allow up to two children aged 2–11 to stay with their parents using the existing bedding. Infants aged 0–1 do not count toward room occupancy or the two-child limit. Deluxe Balcony Rooms allow a maximum of two people in total, regardless of age.
What are the children and extra-bed rules?+
Infants are 0–1 years and do not count toward occupancy; a baby crib may be provided if available. Children are 2–11 years from their second birthday, and guests are counted and charged as adults from their twelfth birthday. Up to two children aged 2–11 may stay with their parents using the existing bedding, with infants excluded from that limit. Extra beds in eligible rooms are subject to availability and an additional charge. Deluxe Balcony Rooms are strictly limited to two people in total, regardless of age.
Do you offer weekly or monthly stays?+

Is parking available?+
Yes, free on-site parking is available. Access can be tight for larger vehicles, so contact us if you need guidance.
Are pets allowed?+
Dogs up to 20 kg are accepted only with written approval before booking and a THB 2,000 refundable deposit. Pets must not bark, be left alone in the room or be off-leash in hotel areas. Owners must take them outside for toilet needs.
What are the smoking, visitor and quiet-hour rules?+
All rooms are non-smoking. Smoking, vaping and cannabis use are permitted only in designated outdoor areas; cleaning or damage charges apply for indoor violations. Only registered guests may stay in rooms, and quiet hours begin at 10:00 PM.
Do you provide airport transfers?+
No, the hotel does not provide transfers. Taxis and ride-hailing services are widely available in Phuket.
